Development Services
Since 1993, Senior Consulting, its affiliates and predecessor companies have developed senior living facilities. Over the last several years we have served in a developer or co-developer capacity with operators in Connecticut, Tennessee, New York and Virginia, with projects currently pending in New York, Virginia, North Carolina, Missouri, Indiana and Ohio.
We will consider partnerships with operators geographically, in addition to partnerships with experienced developers. In the past, we have worked with acclaimed builders and developers in other industries, such as Residential and Multi-family, in sites/markets where we co-ventured and used their local relationships to develop optimum projects for senior living operators and their capital partners.
Our senior living development services are often three-phased:
- Market Analysis (Senior Living Market Analysis or Assisted Living Market Analysis) –We have a deep team to of seasoned analysts to conduct Market Analysis. As developers, in the last four years we have conducted studies on our own accord on over 120 markets. Typically, we are able to identify outstanding opportunities in at least one market out of seven where we conduct a thorough analysis.
- Site Identification and Entitlement – We typically organize a primarily local team of civil engineers, environmental engineers, planners and land use attorneys. These professionals work under our direction as we conduct the Market Analysis and develop an appropriate design to obtain zoning or rezoning, understanding that operators need the flexibility to modify and design the building to suit Site Plan Approvals. We are open to shepherding the entitlement process as a standalone development service.
- Once a project is approved, fully entitled and designed with an operator and capital partner in place, we can oversee the process of due diligence in selecting the appropriate builder, monitor them and provide monthly reporting for capital partners and stakeholders.
